Controller – AppFolio Expert

*Job Title:* Controller – AppFolio Expert
*Location:* Remote or Plantation, FL (occasional travel to South Florida)
*Salary:* $150K

*Description:*
Join a growing commercial real estate investment firm with a retail and industrial portfolio across the Southeast and Texas. This hands-on Controller role reports to the CFO and owns AppFolio Property Manager and Investment Manager end to end, along with the monthly close and investor distributions.

*Responsibilities:*
- Own AppFolio Property Manager setup, data integrity, reporting, and dashboards
- Build and maintain distribution waterfalls and calculate monthly LP distributions in AppFolio Investment Manager
- Run the monthly close across 12 assets and 20+ entities and manage the property accounting team
- Automate intercompany fees, tenant billing, receipt posting, and bank feeds
- Lead finance projects such as banking changes, new loan setups, and year-end K-1 and 1099 support
- Pilot AI tools and new approaches to streamline accounting and finance work

*Qualifications:*
- *Deep, hands-on expertise in AppFolio Property Manager and Investment Manager required*
- Controller or Assistant Controller experience in real estate accounting
- Strong command of investor distribution waterfalls, preferred returns, and promote structures
- Tech-savvy and AI-forward with a track record of automating manual accounting work; CPA preferred
