Owner’s Representative
North Jersey – Open to strong candidates in NY/Long Island
$175K – $250K
Summary
A real estate investment firm is seeking an Owner’s Representative to oversee multiple development projects across different stages, from raw land and predevelopment through construction, completion, and disposition or lease-up.
The role will serve as the primary owner-side point person, managing approvals, plans, consultants, contractors, budgets, schedules, lender requirements, and overall project execution. The firm is open to candidates from an owner’s representation, real estate development, civil engineering, architecture, or construction background.
Responsibilities

Oversee projects from initial land development and predevelopment through construction and completion

Manage permitting, entitlements, site-plan approvals, zoning matters, and other municipal approval processes

Coordinate with planning and zoning boards, municipalities, engineers, architects, attorneys, surveyors, and other consultants

Hire, manage, and hold outside professionals accountable for plans, submissions, revisions, deadlines, and deliverables

Solicit and evaluate proposals from contractors and vendors based on capabilities, quality, pricing, and project requirements

Supervise project managers, general contractors, and other professionals overseeing day-to-day construction

Monitor construction progress to ensure projects remain on schedule, within budget, and consistent with approved plans and contracts

Review contractor payment requisitions, change orders, soft costs, and supporting project documentation

Compile monthly project costs and documentation for lender submissions and construction draws

Identify delays, cost issues, approval challenges, and other project risks, and drive them toward resolution

Maintain clear project reporting and keep ownership informed regarding budgets, timelines, risks, and next steps

Manage multiple projects in different locations and phases simultaneously
Requirements

Strong experience in real estate development, land development, owner’s representation, construction management, civil engineering, architecture, or a related field

Direct experience managing municipal land-development approvals, including planning boards, zoning boards, permitting, and related local agencies

Experience limited to New York City development is not sufficient for this role due to the different approval and entitlement process

Experience overseeing engineers, architects, contractors, project managers, consultants, and other vendors

Strong understanding of site plans, construction plans, project budgets, schedules, contracts, payment requisitions, and change orders

Ability to evaluate proposals, negotiate with vendors, and balance quality, cost, and project needs

Strong project management skills with the ability to drive timelines, follow up consistently, and hold outside parties accountable

Organized, hands-on, and capable of managing multiple projects and priorities at once

Strong communication, judgment, negotiation, and problem-solving skills
