Job description

Warehouse Facilities Manager

North Brunswick, NJ | On-Site
$80,000 – $120,000

Overview

A large, established e-commerce and retail company is seeking a hands-on Warehouse Facilities Manager to take full ownership of its high-volume fulfillment facility.

In a busy warehouse, when a dock door, conveyor, forklift, or critical piece of equipment goes down, operations can come to a stop. This person will be the one who keeps the building running—staying ahead of maintenance, managing vendors, solving problems quickly, and making sure the facility is safe, organized, and operational every day.

This is a working manager role for someone who can manage the big picture but isn’t afraid to get hands-on. You’ll own the facility function, manage a small team, oversee outside vendors and budgets, and make sure problems don’t sit around waiting for someone else to handle them.

Responsibilities

  • Take ownership of day-to-day facility operations for a large fulfillment warehouse
  • Keep critical warehouse equipment running, including dock doors, dock levelers, conveyors, forklifts, and racking
  • Manage HVAC, electrical, plumbing, fire/sprinkler, roofing, security, snow removal, and other facility vendors
  • Get quotes, negotiate pricing, schedule work, and hold vendors accountable
  • Own preventive maintenance and stay ahead of issues before they disrupt operations
  • Manage the facility budget, approve invoices, and oversee work orders
  • Maintain inspections, certifications, permits, and facility compliance
  • Oversee warehouse safety, including forklift training and certification
  • Manage a small maintenance/cleaning team and keep the facility clean and organized
  • Jump into repairs and troubleshooting when something can be handled in-house
  • Support a neighboring company-owned property and coordinate resolution of facility issues
  • Serve as the point person for the occasional after-hours facility emergency

Ideal Candidate

  • facilities management experience in a warehouse, distribution, fulfillment, or industrial environment
  • Hands-on and mechanically capable—you understand buildings and equipment and aren’t afraid to troubleshoot
  • Strong vendor management and negotiation skills
  • Extremely organized with strong follow-through
  • Experience managing preventive maintenance, work orders, budgets, and invoices
  • Familiar with warehouse equipment such as docks, conveyors, levelers, and forklifts
  • Comfortable managing a small team while remaining hands-on
  • Strong sense of ownership—if something breaks, you make sure it gets handled
  • Comfortable serving as the after-hours emergency contact when needed
