Job description
THE ROLE:
Reporting to the Manager, Asset Management and Investments, the Asset Management and Investments Analyst is primarily responsible for three functions: investments, asset management and reporting and analysis. The position is focused primarily on investments, with asset management and portfolio reporting comprising the balance of the role.
ACTIVITIES:
RESPONSIBILITIES:
Investments
Work with investment team to build and maintain underwriting models for acquisition opportunities, including operating projections, capital plan formulation, and return analysis
Conduct macro and micro market research, identifying performance trends and implementing research into investment thesis
Assist with evaluation and due diligence of new acquisition opportunities
Coordinate due diligence across internal departments, brokers, lenders, and third-party consultants
Prepare investment memorandums for Investment Committee and Board of Directors
Evaluate hold/sell opportunities and prepare disposition analysis
Build and maintain relationships with hotel brokers, investors, and the broader hotel community to support deal sourcing and market intelligence
Asset Management
Monitor hotel performance against budget, forecasts, prior years, and competitive sets
Assist with preparation of the annual Strategic and Business Plan reporting package
Maintain a thorough understanding of current market conditions and economic outlook to incorporate the best insights into the portfolio and Asset Management practice
Prepare materials and attend monthly business reviews for assigned assets
Reporting and Analysis
Perform research and analyses including but not limited to; review of industry reporting, internal P&L statement analyses, variance analyses, trend analyses, benchmarking, contract analyses and key performance indicator (KPI) review
Work with Asset Management, Finance, and Accounting on month-end, quarterly, and year-end portfolio reporting, including KPI operating performance, asset and portfolio dashboards, relative performance benchmarking, and Daily Operating Report
Maintain the Asset Management teams financial models and analytical tools, ensuring data consistency across reporting and underwriting
Identify opportunities to improve and expand regular reporting across the owned portfolios
Other Responsibilities:
Support SVP and other members of the Asset Management team with monitoring hotel performance on both a portfolio and individual asset basis
Develop an expertise in the hotel and real estate sectors

Academic/Education Requirements:
Bachelor’s Degree in Business Administration, Finance, Real Estate, Hotel Management or related field is preferred
Knowledge, Experience and Skills Requirements:

Familiarity with hotel financial metrics (e.g., OCC, ADR, RevPAR, GOP, NOI, CPOR, CPC, etc.).
Strong interpersonal skills and demonstrated ability to coordinate and influence others.
Ability to work independently and as part of a team.
Ability to communicate effectively and defend analysis.
Results oriented capacity to adapt to changes in priorities and timelines.
Methodical, resourceful and excellent attention to detail.
Superior presentation and communication skills (verbal and written).
Proficiency with Microsoft Office (primarily, Word, Excel and Power Point) is essential.
Ability to speak and write French will be considered a definite asset.
