Valeron Property Group | Atlanta & Memphis | $75,000 to $100,000 base + bonus + relocation bonus We're investors who acquire, renovate, and operate distressed multifamily properties. We have the capital, the experience, and a clear playbook. We're looking for a high-ownership, hands-on operator to be our boots on the ground and run day-to-day execution on a major renovation project. This is not a desk job. This is not a traditional GC role. You'll be on-site every day managing local trades, walking units, coordinating materials, checking work, solving problems, and keeping the project moving. We manage our projects directly. We set the scope and budget, purchase materials ourselves, hire local trades, and run the process in-house. You'll work closely with the principals and carry real responsibility from day one. The Project: Each project is a large, vacant multifamily property of 100+ units that we fully renovate and lease up. You're the primary person on the ground responsible for day-to-day execution. Projects run about 12 months, then you move on to the next one nearby. There's potential to work across markets over time, and a relocation bonus is included. Markets: Atlanta and Memphis. What You'll Do: « Be on-site every day and know exactly what's happening across the property and in every unit * Manage local trades: plumbers, electricians, HVAC, painters, flooring crews, handymen, and others * Make sure trades show up, understand the plan, do the work right, and stay on schedule * Maintain a simple unit-by-unit tracker from gut through rough-in, finishes, punch, and inspection + Walk units constantly, catch problems early, and make sure issues get fixed before work moves forward + Build and manage a reliable local labor base. Keep good people busy, replace the ones who don't perform + Coordinate materials we've purchased directly, including delivery, organization, and waste « Keep work on budget and flag issues early « Solve problems in real time: no-shows, missing materials, bad installs, failed inspections « Support lease-up and inspections as units come online, including coordination with local housing authorities and voucher programs « Give the principals clear, regular updates on progress, spending, delays, and issues. No surprises. Who We're Looking For: + We want someone who takes ownership, is hungry, uses good judgment, listens to direction, and gets things done. We care more about your ability to manage people, stay organized, identify problems, and drive results than your specific background. «No real estate experience required. Prior experience is a plus but not necessary.
