The Director of Real Estate Administration provides leadership and oversight for the administrative and accounting functions that support the Company’s real estate portfolio across the country. Creates the overall department vision and drives employee and leadership performance to execute on short and long term goals. Builds and manages a high performance function and provides expert level leadership to all levels within the department.

Essential Duties and Responsibilities:
Provides strategic oversight of Real Estate administration and accounting functions, including Lease Administration, Real Estate Accounting, Real Estate Payables, Property Management, and Real Property Tax.
Supports store growth by ensuring the administration of the real estate portfolio is accurate, timely, compliant, and aligned with business needs across retail, office, warehouse, and miscellaneous locations.
Drives execution of best practices, standard processes, and controls across all aspects of Real Estate Administration.
Leads the preparation, review, and delivery of annual portfolio reporting, annual HP audit support, annual Statement of Values insurance renewal policy reporting, and financial statement compliance.
Gathers, tracks, analyzes, and publishes department Key Performance Indicators (KPIs) and operating metrics to upper management.
Provides direction, feedback, coaching, counseling, and mentoring to department employees; communicates clear job expectations, goals, development opportunities; conducts performance reviews.
Monitors department projects and workloads to ensure work is delivered on time, within budget, and to agreed quality levels; adjusts priorities and resources as needed.
Serves as an escalation point for operational and interpersonal employee challenges.
Partners cross-functionally across departments to identify and resolve risks, conflicts, and operational challenges, recommends resolution and implementing process improvements.
Stays current on relevant industry practices, technologies, trends, and strategies; brings forward solutions and serves as a Trusted Expert.
Fosters a culture of trust, collaboration, accountability, and continuous improvement through leadership and team development initiatives.

Leads recruitment, hiring, training, performance management, leadership development, and succession planning for Real Estate Administration staff.

Qualifications:
This position requires a minimum of five years as a Manager within a Real Estate function.
A minimum of 10 years professional experience with real estate lease administration, property management, real estate accounting, real estate payables, property tax, or related portfolio administration is required.
Strong understanding of traditional brick and mortar retail real estate environments and multi-location portfolio administration is preferred. Proven track record of process improvements that strengthen operational excellence and leading organizations through change.
Experience analyzing data to solve a wide variety of complex business problems. Strong project management, interpersonal, management and organizational skills. Able to work in ambiguous situations and respond flexibly to changing circumstances, priorities, and time constraints.
Advanced skills in Microsoft Office, including Word, Excel, SharePoint and PowerPoint is needed. Strong experience with real estate lease administration, accounting, tax, or property management systems.
Expert ability to communicate across all levels of the organization, present complex ideas concisely and clearly articulate ideas both verbally and in writing is necessary. Excellent analytical, planning and negotiation skills are needed.
Excellent interpersonal skills with the expert ability to develop strong relationships with key members of both internal and vendor teams. Demonstrated business acumen with an expert knowledge and understanding of business issues, priorities, goals, and strategy is necessary.
Must be highly organized, extremely detail oriented with strong leadership experience. Maintaining confidentiality, treating others with respect and upholding Company values is a key attribute. Ability to perform in a fast-paced, goal oriented, and time sensitive environment. The ability to drive organizational transformation; communicate openly and build consensus with stakeholders.

Educational Requirements
Bachelor’s degree in Real Estate, Finance, Accounting, Business Administration, Business Analytics, or a related field.
MBA or professional certifications are a plus.

Work Days:
Normal work days are Monday through Friday. Occasional Saturdays and Sundays may be necessary.

Work Hours:
Normal work hours are 8:00 a.m. to 5:00 p.m. Additional hours may be necessary.
