We are seeking an exceptionally driven and experienced Senior Property Manager to take full operational responsibility for a challenging, high-vacancy residential property. This is a demanding, hands-on position requiring an individual who can independently identify problems, develop solutions, manage priorities, and execute results with a high degree of urgency and accountability.

The Senior Property Manager will be responsible for turning around property performance, including leasing more than 50 currently vacant units, maximizing occupancy, maintaining strong collections, and aggressively managing delinquency and eviction activity. The position will require extensive involvement with Section 8 programs, including attending landlord shows, developing relationships with prospective tenants and housing agencies, and actively generating qualified applicants.

The successful candidate must also possess strong property maintenance and repair knowledge and be capable of accurately assessing what work is required, determining the most effective solution, coordinating and supervising onsite maintenance personnel, and ensuring work is completed properly and efficiently. When onsite resources are insufficient, the manager will be responsible for identifying and negotiating with highly capable, cost-effective vendors while maintaining strict control over quality, pricing, and timelines.

This position requires exceptional organization, follow-through, communication, and leadership. The manager will be responsible for rent collection, tenant relations, leasing, inspections, compliance, maintenance coordination, vendor management, evictions, reporting, and the day-to-day operation of the property. The position requires a manager who is highly proactive, comfortable working under significant pressure, and willing to do whatever is reasonably necessary to produce measurable results. The Senior Property Manager will also participate in a 24/7 emergency on-call rotation and must be available to respond to urgent property issues.

This is not a regional management position; it is a senior-level, single-property role with substantial autonomy and responsibility. Compensation will be commensurate with experience and demonstrated ability to deliver results. A $15,000 performance bonus will be available for achieving 95% occupancy and 95% rent collections within the first six months of assuming responsibility for the property.
