Chief Operating Officer – Multifamily Property Management

Location: West Long Branch, New Jersey
Position: Full-time, in-person
Compensation: $130,000–$150,000 base salary plus performance-based bonus

The Opportunity

Tri Star is seeking an experienced Chief Operating Officer to lead the
day-to-day operations of our multifamily property-management company.

Our portfolio includes approximately 500 residential units across
seven states, supported by approximately 20 field employees, five
office employees, and seven overseas employees.

We need a proven multifamily leader who can run the operating company
from A to Z while building the systems, leadership, and accountability
needed for continued growth.

Key Responsibilities

- Lead the company’s property-management operations and serve as the
central point between ownership, the office, the field, and the
overseas team.
- Oversee leasing, occupancy, renewals, collections, maintenance,
construction, renovations, and unit turnovers.
- Manage office and field employees while establishing clear
responsibilities and performance standards.
- Manage the overseas department through its team leader and ensure
the team is productive and properly integrated with U.S. operations.
- Implement company-wide procedures, KPIs, reporting, and weekly
accountability meetings.
- Provide high-level oversight of property budgets, expenses, and
financial performance.
- Improve occupancy, collections, maintenance response times, turnover
speed, construction performance, resident experience, and NOI.
- Build a dependable management structure that allows ownership to
focus on acquisitions, capital, strategy, and growth.

Required Experience

- Minimum of five years of multifamily property-management experience
- Experience overseeing multiple properties, managing teams, and
taking responsibility for portfolio-wide results
- Strong knowledge of leasing, collections, maintenance, construction,
budgeting, expenses, and NOI
- Demonstrated ability to create systems, procedures, reporting
structures, and employee accountability
- Strong financial judgment, technology skills, and communication ability
- Experience managing remote or overseas employees is strongly preferred

The Person We Are Looking For

The ideal candidate is rock-solid, dependable, hands-on, organized,
and highly accountable. This person must be calm under pressure,
comfortable making difficult decisions, capable of developing
employees, and focused on measurable results.

Candidates should have meaningful experience leading multifamily
operations—not simply managing one property.

The position is full-time and in-person at our West Long Branch
office. It is primarily office-based, with occasional property travel
when operationally necessary.
