The Multifamily Asset Manager drives all aspects of property-level operations, stabilization, and financial strategies for a premier portfolio of newly constructed residential buildings across Brooklyn.
This role serves as a primary operational liaison with joint-venture (JV) partners, ensuring transparency, strategic alignment, and the execution of joint business plans.
Core Responsibilities
Joint-Venture Liaison & Communication: Act as the day-to-day operational point of contact for institutional JV partners. Manage regular communication, coordinate major decision approvals (such as capital expenditures or leasing concession structures), and ensure alignment on fund-level and property-level strategies.
Stabilization & Performance Monitoring: Direct the asset management strategy for newly delivered residential assets across Brooklyn, shifting focus smoothly from initial lease-up to stabilized operations while optimizing net effective rents and concessions to meet both internal and partner-driven hurdles.
Financial Oversight & Partner Reporting: Conduct rigorous monthly financial reviews, variance analyses, and comprehensive quarterly investor packages tailored to JV partner requirements. Lead the annual budget preparation process, forecasting local operating expenses.
Revenue Management & Leasing Strategy: Lead weekly and monthly revenue management calls. Analyze traffic, absorption rates, and concession strategies against the hyper-local Brooklyn market to optimize the leasing velocity of new construction inventory.
Property Management Oversight: Provide direct oversight and strategic direction to third-party or in-house property management teams to ensure institutional-grade property maintenance, premium tenant retention, and seamless building onboarding.
Capital Partner & Lender Compliance: Manage complex reporting requirements for institutional partners and lenders, specifically navigating construction-to-permanent loan conversions, debt funds, preferred equity covenants, and capital call distributions.
Portfolio Scope & Operations
Portfolio: High-density, newly developed market-rate and mixed-income residential portfolios in primary Brooklyn submarkets.
Operational Rhythm: Regular site visits and property inspections, monthly financial updates, dynamic weekly lease-up analysis, institutional JV partner updates, and annual business plan execution.
