Real Estate Expeditor

Position overview
The Real Estate Expeditor will play a critical role in managing the permitting, application, and violation resolution processes across The Moinian Group’s residential and commercial portfolio. This individual will serve as the primary liaison between ownership, property management, and city agencies — ensuring all filings are completed accurately, efficiently, and in compliance with local regulations.

Key responsibilities
Prepare, file, and track permit applications with the NYC Department of Buildings (DOB), NYC Housing Preservation & Development (HPD), the Fire Department (FDNY), Landmark Preservation Commission (LPC) Department of Transportation (DOT), and other relevant agencies
Research, manage, and coordinate the removal of open violations (DOB, DEP, DOH, HPD, ECB/OATH) across residential and commercial properties
Obtain or renew certificates of occupancy, letters of completion, and related approvals in a timely manner
Monitor and maintain accurate records of all active applications, permit statuses, inspection schedules, and violation dismissals
Coordinate with architects, engineers, contractors, and property managers to ensure documentation is complete and compliant
Represent the company at agency hearings (ECB/OATH) or arrange qualified representation as needed
Identify and resolve outstanding liens, sidewalk violations, facade and landmark-related compliance issues
Utilize DOB NOW, BISWEB and HPD online portals to track and update filing progress
Provide regular status reports to senior management on all open matters
Stay current on changes to the NYC Building Code, Zoning Resolution, and applicable regulations

Qualifications
7+ years of experience as a real estate expeditor in New York City
Active DOB registration as a Class 1 Filing Representative required; Class 2 Code and Zoning Representative registration strongly preferred
Active FDNY Certificate of Registration (R-01 or R-02) required, or ability to obtain prior to start date
Strong working knowledge of DOB, HPD, FDNY, and ECB/OATH processes and filing requirements
Exceptional organizational skills with the ability to manage multiple properties and deadlines simultaneously
Experience working alongside architects and engineers on permit filings is a plus
Bachelor’s degree in real estate, construction management, or related field preferred
