Job description
Essential Duties and Responsibilities
Perform advanced troubleshooting, repair, and preventive maintenance on building systems, including:
HVAC equipment
Electrical systems inclusive of stand by generators up to 48Kw
Plumbing systems
Mechanical equipment
Lighting systems
Building automation systems (BAS)
Carpentry
Conduct routine inspections of facilities to identify maintenance needs and safety concerns.
Diagnose equipment failures and implement timely corrective actions to minimize downtime.
Respond promptly to emergency maintenance requests and facility-related incidents.
Maintain and repair doors, locks, ceilings, flooring, walls, windows, mechanical equipment and all other building components.
Coordinate and perform preventive maintenance according to established schedules.
Maintain accurate maintenance records, work orders, inspections, and equipment histories using a computerized maintenance management system (CMMS).
Assist in planning facility improvements, equipment replacements, and capital projects.
Coordinate and oversee contractors and service vendors to ensure quality work and compliance with company standards.
Ensure compliance with OSHA regulations, environmental requirements, fire safety codes, and company policies.
Support emergency preparedness activities and participate in after-hours emergency response as needed.
Train and mentor maintenance technicians and provide technical guidance on complex repairs.
Maintain inventory of maintenance supplies, tools, and spare parts.
Recommend process improvements that enhance equipment reliability, operational efficiency, and cost savings.
Participate in facility shutdowns, equipment installations, and commissioning activities.
Maintain a clean, organized, and safe work environment.
50 hours per week
Ability to respond to after-hours emergencies and be available 24/7 if emergency warrants immediate response.
Required Qualifications
High school diploma or GED required.
Technical school certification or Associate degree in Industrial Maintenance, Electrical Technology, HVAC, Mechanical Systems, or related field preferred.
Minimum of 8–10 years of residential, commercial, industrial, healthcare, manufacturing, or institutional facilities maintenance experience.
Strong working knowledge of:
HVAC systems
Electrical systems
Plumbing
Mechanical equipment
Pneumatics and hydraulics
Building automation systems
Experience using CMMS software.
Ability to read blueprints, schematics, wiring diagrams, and technical manuals.
Proficiency using hand tools, power tools, and diagnostic equipment.
Strong troubleshooting and root cause analysis skills.
Valid driver’s license (if required for the position).
Microsoft Visio a plus.
