ESSENTIAL DUTIES AND RESPONSIBILITIES: The below statements are intended to describe the general nature and scope of work being performed by this position. This is not a complete listing of all responsibilities, duties and/or skills required.
Coordinate and oversee day-to-day maintenance activities to ensure Affordable Housing units and grounds are maintained in clean, safe, and Gold Standard condition, demonstrating a commitment to quality and excellence;
Manage and perform maintenance and repair tasks, including painting, flooring, plumbing, electrical, and general repairs, with a focus on accuracy, safety, and professionalism;
Conduct regular inspections of property grounds, buildings, and common areas to maintain safety, cleanliness, and compliance standards, proactively identifying maintenance, repair, or replacement needs;
Monitor maintenance expenditures and manage resources responsibly to remain within the approved budget, demonstrating accountability and value stewardship;
Ensure timely and satisfactory completion of work by employees and contractors, holding all parties accountable to agency standards and expectations;
Communicate respectfully and professionally with residents regarding planned maintenance activities, timelines, and potential service disruptions;
Develop, monitor, and complete preventive maintenance schedules to promote long-term asset preservation and initiative-driven problem prevention;
Assist in identifying, addressing, and resolving housing quality standard issues and code violations in a timely and accurate manner;
Prepare reports related to on-the-job injuries, equipment damage, or loss of tools and supplies with honesty and integrity;
Ensure all maintenance work is completed in compliance with applicable policies, procedures, safety regulations, and legal requirements;
Foster positive, collaborative, and respectful relationships with residents, community stakeholders, contractors, and Affordable Housing staff;
Demonstrate initiative and creativity in improving maintenance processes, service delivery, and operational efficiency;
Travel throughout Hamilton County to attend meetings or perform job-related duties during work and, as required, non-work hours; and
Perform additional duties as assigned in support of agency goals and mission.
Requirements
QUALIFICATIONS: To perform this job successfully, an individual must be able to perform each competency satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
DESIRED QUALIFICATIONS:
· Proven experience supervising and leading a maintenance workforce with respect and professionalism;
· Knowledge of and skill in the safe, accurate use of hand and power tools;
· Ability to manage emergency and high-pressure situations calmly, ethically, and professionally;
· Demonstrated ability to resolve complex, time-sensitive problems efficiently while maintaining quality outcomes;
· Strong dependability and accountability, with the ability to consistently meet deadlines and service commitments; and
· Demonstrated discretion and ability to maintain confidentiality with integrity.
EDUCATION/EXPERIENCE/CERTIFICATIONS:
· High school diploma or equivalent combination of education and experience;
· Minimum of five (5) years of experience in general property maintenance and repair work;
· Demonstrated working knowledge of basic plumbing, HVAC, electrical, pest control, carpentry, and painting;
· Consistent record of dependability, timeliness, and accountability in meeting work expectations; and
· Ability to exercise sound judgment, discretion, and confidentiality in all work activities.
