Senior Pre-Construction Project Manager Location: Brooklyn, NY Schedule: Full-Time | On-Site Compensation: $150,000–$200,000 DOE About the Role A leading real estate development firm is seeking a highly experienced Senior Pre-Construction Project Manager to oversee projects from land acquisition through the start of construction. This is a critical role responsible for managing every aspect of the pre-development process, ensuring projects are fully entitled, designed, permitted, bid, and ready for a successful groundbreaking. This is not a construction management role. The ideal candidate will lead the project through pre-construction and transition it to the field team once construction begins. Responsibilities Manage the entire pre-construction process from land acquisition through groundbreaking. Coordinate architects, engineers, expeditors, consultants, and other project professionals. Oversee due diligence, feasibility studies, zoning, permitting, and agency approvals. Develop and manage project budgets, schedules, bidding, and procurement throughout pre-construction. Review drawings, specifications, and consultant deliverables to ensure projects are construction-ready. Work closely with ownership to provide project updates, timelines, and budget reporting. Identify risks early and proactively resolve issues to keep projects moving forward. Coordinate the transition from pre-construction to the construction team at project kickoff. Qualifications Extensive experience managing NYC ground-up development projects of 5 stories or more is required. Must have successfully led multiple projects from land acquisition through pre-construction and groundbreaking. Must be able to hit the ground running on day one with little to no training. Strong understanding of NYC zoning, permitting, DOB approvals, consultant coordination, and pre-construction planning. Exceptional organizational, leadership, and communication skills. Ability to manage multiple projects simultaneously in a fast-paced development environment.
