Property Manager Job Summary We are seeking an experienced and highly organized Property Manager to oversee the daily operations of two residential buildings: one luxury building with approximately 168 units and one affordable housing building with approximately 168 units. Of the affordable housing building’s units, 51 are designated as transitional housing for families moving from homelessness into permanent affordable housing. This is a hands-on, on-site management role requiring strong leadership, excellent tenant relations, and the ability to manage multiple priorities in a fast-paced environment. Key Responsibilities Manage the day-to-day operations of both residential properties. Oversee lease renewals and apartment turnover. Collect rent and follow up on delinquent accounts. Process move-ins and move-outs. Coordinate tenant communications and resolve resident concerns. Handle incoming and outgoing mail. Issue and track building violations. Manage and monitor the property’s ticketing/work order system. Walk both properties daily to identify maintenance or safety issues. Work on-site Monday through Friday, 9:00 AM to 5:00 PM, with the office located on the ground floor of the affordable housing building. Oversee the daily operations and resident experience at the luxury building. Coordinate repairs for elevators, fitness equipment, laundry facilities, and other common areas. Work closely with the area superintendent to ensure maintenance issues are addressed promptly and required parts are ordered. Handle difficult tenant situations professionally while enforcing building policies. Minimize vacancies by ensuring apartments are turned over efficiently. Coordinate apartment showings with the doorman to help lease vacant units. Qualifications Previous property management experience, preferably managing multiple residential properties. Strong knowledge of leasing, lease renewals, collections, and tenant relations. Experience working in affordable housing is a plus. Excellent organizational, communication, and problem-solving skills. Ability to manage maintenance operations and coordinate with vendors and building staff. Professional, organized, and able to handle challenging situations with confidence.
